How does the senior apartment admission process work?

Submit an application to see what best fits you financially. There’s no cost for filling out an application. Then, let us know what types of residences you have the most interest in.

Wanting the timeliest access to the next available apartment unit? You can apply to our Future Resident Priority List. While the list does require a $1,000 deposit (which will be applied against your entrance fee), individuals on the priority list are called first. Individuals or couples thinking about joining a retirement community in the future should consider joining the Future Resident Priority List because the wait for an open apartment unit can take anywhere from 2-5 years (depending on the type of unit desired). What additional services are available in apartments should I need assistance with daily activities?

United Zion Retirement Community welcomes the use of additional support in our senior living apartments and cottages from family, friends, or outside service providers to facilitate one’s independence. We encourage conversations about how our services may be able to meet your individual needs. As a Continuing Care Retirement Community (CCRC), we provide additional support when you need it.

Does United Zion Retirement Community offer dementia care?

United Zion focuses on the individual needs of each person, including memory care/dementia care (including for those with Alzheimer’s), regardless of which level of living they reside. We are an integrated community when it comes to memory care, meaning that we do not offer a dedicated or secured memory care unit. Note that individual circumstances may require additional caregiver supervision or transfer to Personal Care or Healthcare to ensure appropriate support will be available. Current technologies are also used in the main building, enhancing the security and safety of individuals displaying a potential to wander.

What are the age requirements for United Zion’s independent living apartments for seniors?

Residents of United Zion Retirement Community must be 62 years of age or older at time of becoming a resident. If applying as two applicants, then one of the applicants must be 62 years or older.

How new are the apartments when I move in?

All units are refurbished before you move in, including new flooring and paint of your choice. Our most recently built independent living apartments opened in the Fall of 2018.

What’s the difference between Independent Residential Living and Personal Care?

In Personal Care (which is often referred to as Assisted Living), there is 24/7 staffing to help with activities of daily living, such as medication management, bathing, meals, and incontinence care. On the other hand, residential living is independent living in your own private cottage or apartment. You no longer worry about home maintenance and repairs, ground care, snow shoveling, and other burdens that come with owning a home.

What are the benefits of living in an apartment?

Residents of both our senior apartments or cottages enjoy knowing they no longer have to worry about home repairs, home maintenance, yard work, snow shoveling, and other burdens that come along with home ownership.

Does Medicare and/or Medicaid pay for living in a senior independent living apartment?

While Medicare and Medicaid do not help cover cost for Residential Living or Personal Care, United Zion’s Healthcare Center does accept Medicare for short-term rehabilitation and Medicaid for long-term nursing care.

How do you pay for the senior apartments?

After the entrance fee, there is a monthly fee covering:

  • Property taxes

Payments can be directly deducted from your bank account or can be made by check.

Is living in a senior apartment tax deductible?

No. United Zion’s Residential Living options are not tax deductible.

What contract types do you offer?

United Zion is what’s known as a Type C contract Life Plan Community. We offer a standard plan, a 50% refund plan, as well as a modified plan. Learn more about these plan options by calling us at (717) 627-8421.

Once I need more care, does the cost that I paid for the apartment cover future care services (ex. skilled nursing care, memory care, etc)?

As a Type C community, rates depend on the level of care. However, you do have priority access to additional levels of care, should you need them later. The benefit of a Type C community is the lower entrance fee and lower Residential Living monthly fee compared to communities offering Type A (Lifecare) or Type B.

Are short-term apartment rentals/leases available?

We do not offer short-term senior apartment rentals at this time.

Is there a waiting list for the senior apartments?

Usually the time period from when the application is submitted until move-in is 2-5 years. That’s why we recommend getting your application in before you are ready to move into a senior apartment. How far in advance can I get on the future resident list for an apartment?

You can apply online at any time. Often it can take 2-5 years for the unit to come available. That’s why we recommend applying as soon as you know that United Zion is the right place for you. Because I want it to be easy for family and friends to visit, how close is United Zion Retirement Community to an airport or train station?

The train station is 20 minutes away, providing rail access to DC, NYC, Harrisburg, Pittsburgh, and Philadelphia. The Lancaster Airport (15 minutes) offers regional flights, Harrisburg International Airport is less than an hour away, and both Philadelphia International Airport and BWI (Baltimore/Washington International) are within 1.5-2.5 hours.

Are there nearby hotels for visitors?

We’re blessed to have several hotels in the Lititz area. The closest to us is Hotel Rock Lititz. Contact us about a discount for family members and residents.

Can children and/or grandchildren spend the night when they visit?

Yes! Your friends and family are welcome to visit and spend the night!

Can children and/or grandchildren live in my apartment for extended periods of time?

As long as the stay is under 30 days, your children or grandchildren are welcome to stay for an extended period of time.

Are there things to do, places to eat, and shopping near my apartment?

There are so many things to do in Lititz and Lancaster County that go beyond typical Amish attractions! Are meals/dining packages available for apartment residents and is it buffet-style or table service?

Yep! We offer both restaurant-style and grab-and-go dining options for those living in our community. Meals are paid for on an a la carte basis.

What happens if I need to move out of my apartment and into a higher level of care?

If you’re in need of additional care levels, you can meet with the Residential Living social worker to determine what your needs are and to provide support for the transfer.
