In some sense, United Zion is a 55+ retirement community in Lancaster, PA (it’s just technically 62+). Residents of United Zion Retirement Community must be 62 years of age or older at time of residency. If applying as two applicants, one applicant must be 62 years or older. Are you building new senior independent living apartment in Lancaster County PA?

We completed 10 new one-bedroom, one-bath senior independent living apartments here in Lititz in the Fall of 2018. How does the admission process start?

Submit an application to see what units best fit you financially. There is no cost for submitting an application. Then, let us know what types of units you have the most interest in.

Looking for the timeliest access to the next available unit? Then, apply to our Future Resident Priority List. The list does require a $1,000 deposit, which will be applied against your entrance fee. Individuals on the priority list are called first. Individuals or couples thinking of a retirement community in the future should consider joining the Future Resident Priority List as the wait for an open unit can take anywhere from 2-5 years depending on the type of unit desired. What additional services are available in apartment and cottages should a need for assistance with daily activities arise?

United Zion welcomes the use of additional support in cottages and apartments from family, friends, or outside service providers to facilitate one’s independence as long as possible. We encourage conversations about specific needs and how our services may be able to meet your individual needs.

Does United Zion Retirement Community offer a separate memory support area?

United Zion focuses on the individual needs of each person, including dementia support (including for those with Alzheimer’s), regardless of which level of living they reside. We are an integrated community when it comes to memory care. We do not offer a dedicated or secured memory care unit. Individual circumstances may require additional caregiver supervision or transfer to Personal Care or Healthcare to ensure appropriate support will be available. Current technologies are also used in the main building to enhance the security and safety of individuals displaying a potential to wander.

What are the age requirements?

Residents of United Zion Retirement Community must be 62 years of age or older at time of residency. If applying as two applicants, one applicant must be 62 years or older.

How new are the apartments and cottages when I move in?

All units are refurbished before you move in, including new flooring and paint of your choice. Our most recently built units were opened in the Fall of 2018.

What are the differences between Independent Residential Living and Personal Care?

In Personal Care (often referred to as Assisted Living), there is 24/7 staffing to help with activities of daily living (such as medication management, bathing, meals, and incontinence care). Residential Living is independent living in your own private cottage or apartment. You no longer worry about home maintenance and repairs, ground care, snow shoveling, and other burdens of home ownership.

What are the benefits of independent residential living?

Residents of our senior apartments or cottages enjoy knowing they no longer have to worry about home repairs, home maintenance, yard work, snow shoveling, and other burdens of home ownership.

How much does senior independent residential living cost?

Does Medicare and/or Medicaid pay for independent Residential Living?

Medicare and Medicaid do not help cover cost for Residential Living or Personal Care. However, United Zion’s Healthcare Center does accept Medicare for short-term rehabilitation and Medicaid for long-term care.

How do you pay for independent living?

After you pay the entrance fee, there is a monthly fee that covers water, gas, electric, on-campus activities, scheduled group transportation, property taxes, maintenance, housekeeping, and grounds care. Payment can be directly deducted from your bank account or by check.

Is senior independent living tax deductible?

United Zion’s Residential Living is not tax deductible.

What type of contracts do you offer?

United Zion is a Type C contract Life Plan Community. We offer a standard plan, a 50% refund plan, and a modified plan. Learn more about these plans by giving us a call at (717) 627-8421.

Once I need more care, does the cost that I paid for the apartment/cottage cover future care services (ex. skilled nursing care, memory care, etc) or how does that work?

As a Type C community, rates are dependent on the care level. However, you do have priority access to additional levels of care, should you require it in the future. The benefit of Type C is the lower entrance fee and lower Residential Living monthly fee than what Type A (Lifecare) or Type B communities provide.

Are short-term rentals/leases available?

We do not offer rentals at this time.

Is there a waiting list?

How far in advance can I get on the future resident list?

How close are you to an airport or train station for visitors?

The train station is 20 minutes away with trains into DC, NYC, Pittsburg, Harrisburg, and Philly. The Lancaster Airport (15 minutes away) offers regional flights. Harrisburg International Airport is under an hour away. Philadelphia International Airport and BWI (Baltimore/Washington International) are both within 1.5-2.5 hours.

Are there nearby hotels for them to stay at?

There are several hotels in the area. The closest is Hotel Rock Lititz. Talk to us about a discount for family and residents.

Can children and/or grandchildren visit me and spend the night?

Yes, your friends and family are welcome to visit and spend the night.

Can children and/or grandchildren live with me for extended periods of time?

As long as the stay is under 30 days, your children or grandchildren can stay for an extended time period.

Are there nearby things to do, places to eat, and place to shop?

There are so many things to do in Lititz and Lancaster County. Lititz offers a bevy of small shops, fantastic restaurants, museums, art galleries, hiking trails and more. Here is a list of ideas of places to explore with grandkids in Lancaster County.

Are meals/dining packages available? Is it buffet-style or table service?

Yes! We offer affordable and flexible restaurant-style dining and grab-and-go meals for residents living in both cottage (neighborhood) and senior apartments. Packages are available: you can purchase a meal card in multiple amounts to suit your needs. What happens if I need to move out of my residence and into a higher level of care?

If you feel like you need additional levels of care, you will meet with the Residential Living social worker to determine what your needs are and to provide support for the transfer.
